This agreement is for the real entrepreneurial types, who have a bit of money to invest, some solid business skills and the vision to bring their dream to life.
You can implement your own ideas and develop your own food offering. And, whilst you’ll be running your own business your way, you can still lean on the Marston’s team for all the support you need.
This is your chance to:

- Be your own boss and do things pretty much your own way
- Offer the award-winning range of fantastic Marston’s beers, wines, spirits and minerals
- Keep 100% of the business’ profits
- Put together your own menus and choose your own food
- Keep 50% of profits from any gaming machines
- Learn from the best, with brilliant induction training, not to mention on going training and support from your dedicated Business Development Manager, who’ll help you make the most of the business

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent advice from an accountant and solicitor and that you’ve created a Sustainable Business Plan in accordance with the Pubs Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.

Retail Agreement
That idea you’ve always had about running your own pub – always seemed like a distant dream, didn’t it? Bet you never realised it was just a £5k security deposit away (plus legal fees) with a Marston’s retail agreement. Your earnings will be based on a percentage of weekly net turnover and for those of you interested in delivering a food offer, the agreement may include one of our branded food menus.

Foundation Agreement
Let your big ideas for your own pub run free as a foundation partner. Your earnings will be based on a percentage of weekly drinks sales, but you’ll have the flexibility to choose the food you offer and keep every penny of food sales! It’s the chance to:
- Leave your old life behind and be your own boss
- Commit to five of the most exciting years you’ll have ever worked
- Live rent-free in the pub
- Take home 30% of weekly drinks sales
- Keep 100% of the money you make on food
- Keep 50% of the profits from any gaming machines
- Offer the award-winning range of fantastic Marston’s beers, wines, spirits and minerals
- Have your drinks stock supplied and paid for by Marston’s, not to mention your heating and lighting
- Learn from the best during your induction training and enjoy on going training and support from your dedicated Business Development Manager

Pillar Partnership
You can have the best of both worlds with our new and exciting Pillar Partnership. Support is key for this turnover-share agreement which shares the risk and the opportunities between both parties, creating a partnership and focus to give your guests a first-class experience. We share the net sales and some of the cost base – building a deal that gives both parties a solid base to build and grow a profitable business.
- The option to leave your old life behind and be your own boss
- Live rent-free in the pub
- Marston’s will pay your utilities for you – lighting, heating and water
- Between us we will agree the wet product range to support your food offer
- You retain an agreed percentage of all income streams (net of VAT) and have full control over your food offer and accommodation (where applicable)
- Low ingoing costs
- Marston’s will take responsibility for all repairs and decoration both internal and external, (except the private residential accommodation)
- Have your Broadband, cutting-edge EPOS system and online booking tools (where appropriate) supplied by Marston’s
- Fixtures and fittings would be owned by Marston’s
- Keep 50% of the profits from any gaming machines
- Offer the award-winning range of fantastic Marston’s beers, wines, spirits and minerals
- Have your drinks stock supplied and paid for by Marston’s
- Expert induction training plus on-going training and support from your dedicated Business Development Manager and support teams
